Thai Authorities Further Crack Down on Illegal Condo Rentals in Bangkok

Thailand, March 12th, 2025 — Chaiwat Juntiraphong, Director-General of the Department of Provincial Administration (DOPA), announced the results of legal action against illegal daily rentals in four condominium units in Sukhumvit, Bangkok.

This follows a recent raid by DOPA officials, targeting violations of the Hotel Act 2004 after multiple complaints were filed with the Damrongtham Center regarding noise and security issues.

The operation was ordered by Anutin Charnvirakul, Deputy Prime Minister and Minister of Interior, as part of efforts to maintain social order and address public complaints. Ronarong Thipsiri, Deputy Director-General of DOPA, led the operation with administrative officials and territorial defense volunteers. The owners were charged with operating an unlicensed hotel, which could lead to fines and legal action.

DOPA emphasized that unauthorized daily condo rentals can disrupt residential communities and pose safety risks for tenants. They urged the public to report illegal rentals or related disturbances to the Damrongtham Center in Bangkok or provincial offices for prompt investigation and action.

In Thailand, the Hotel Act B.E. 2547 (2004) governs short-term rentals, including condos. The law classifies renting out a property for less than 30 days as a “hotel” operation, requiring a hotel license. Most condo owners don’t have this license, as it’s intended for larger commercial entities with specific safety and regulatory standards.

The restriction aims to regulate tourism-related accommodations, ensure safety compliance, and protect the hotel industry from unregulated competition. Without a license, renting a condo for less than 30 days is illegal, though enforcement varies.
